Property Taxes
(Real Estate & Tangible, if applicable): Most recent 3 years available but report any known owed amounts even if older than 3 years. Notate if there are tax certificates applied. Notate if property taxes are paid in installments.

Building Permits
Notate if they are Closed, Open, or Expired. If Open or Expired, notify the Client immediately so we can give our client advanced notice. If Open or Expired, follow up with the municipality to get instructions on how to resolve it.

Utilities
Identify what utilities are serviced to property and by what municipality (primarily seeking Water, Sewer, & Solid Waste/garbage/trash). Obtain ledger and/or balance/payoff amounts and due dates. Notate if property is on well and/or septic.

Code Enforcement
Notate if the property has had any history of code enforcement violations and what status they are in: Open, Closed, etc. & any fees owed. Any status other than closed, follow up with the municipality to get instructions on how to resolve it.

Special Assessments
(if applicable): Determine if a municipality has any special assessments that require their own search. Follow up with the municipality to confirm status and any owed balances or instructions to resolve.
